I hope whatever you end up doing, it works. You appear to have a sliding glass door which you can't block....So forget that wall.
Maybe, just maybe, place your speakers on the wall opposite the stair well, with the main listening position backed up against the rail? Generally, it is a bad idea to listen with your back right at a wall so you make the stairwell work for you. Once you get the speakers at least 3' into the room, you will probably have room for a coffee table and walking room.
The BR setup may work, too. Short wall setup, perhaps? Forget the TV in there. If you add the TV, the speakers will be crammed into corners.
As for multi channel sound! Well, that and the TV make it another ball game. You will end up needing not 1, but 2 good amps. Than the HT controller and associated electronics. Moving speakers around will get old-fast. That, and getting them exactly back where they belong? For music, you'll want them 'right'.
I'm sorry, but I'm not optimistic about your chances for integrating not 2, but FOUR space using speakers, a largish TV, the equipment stowage and places to sit and enjoy it all....in a room which is 250 sqft or less.....AND, since you live in a space with some common-wall neighbors, a sub is probably out of the question. Is it TOO LATE to convince your neighbors you're partially deaf?
I've owned panels for going on 30+ years, have made some awful compromises to keep them in my bachelor days and have to say.......If you are married, you'd be better served by some real nice standmounts or monitors.
