OK, since I'm sitting here at work staring at the walls I'll give this a shot. The larger room is almost exactly like my listening room, except for the window on the long wall. My system is setup on that wall. I use traps in the corners. It works for me, the seating arrangement is good. Cover the window with some drapes the same color as the walls and they will disappear. I painted the room brown to tighten it up, makes it feel like a den. I bought some wall units from Ikea for LP and cd storage, then built a big flexi rack for the gear. So I'd go with the larger room. If you don't have central air you will still have a window to put an ac in.
