You can take an ordinary T 300 Ohm dipole, like those that come standard with most FM tuners, find a way to mount it vertically in your attic, do the balun dance and run good quad shield, and you rival commercial models? Is that all? How does it stack up against a true Yagi, for instance? Not doubting you, just asking...
