In predicting room gain, don't you have to account for all modes? Example: my current listening room measures 23' long. So, following your lead, I calculate room gain would start at 24 Hz.

However, I have a huge (like +15dB) mode at about 50Hz. Why? Well, I guess that it's a combination of the first fundamental from width (11' wide = 51Hz), combined with the second fundamental from the length (48Hz). This "little hump" pretty much predominates in the room. Any gain at 24Hz is academic; the problem is sucking up the 50Hz camelback.
